Chateaux DiJon is committed to compliance with all federal, state and local fair housing laws. It is our policy to offer apartments for rental to the general public without regard to race, color, national religion, sex, familial status or handicap. The employees of Chateaux DiJon treat each individual in a consistent and equally fair manner.
Before an application can be processed, an Application Fee in the amount of $30.00 is charged for each applicant or occupant 18 years of age or older. Application fees are non-refundable.
An application must be completed by each adult applicant without any omissions or falsifications. Driver's license or State I.D. is required as proof of identity. All applicants must be 18 or over to execute a lease. Any occupant 18 years of age or older must complete an application for criminal screening purposes. If any individual applicant or occupant has been declined due to a criminal record, the entire application is considered declined; residency will be denied to all applicants and occupants.
Chateaux DiJon uses a nationally-recognized screening company for the application screening process. The screening company uses an empirically derived, statistically sound, credit scoring system to evaluate a consumer credit report. Credit scoring is based on real data and statistics, so it treats all applicants objectively. A consumer credit report contains information about you and your credit experiences, such as your bill-payment history, the number and type of accounts that you have late payments, collection actions, outstanding debt, and the age of your accounts. A criminal background check will be processed on each applicant and occupant 18 years of age or older. Based upon your credit score and criminal background, your application will be accepted, rejected or accepted with conditions. If annual income is verified to be less than what was reported, by $1,000 or more, a new credit report will be ordered. Allowances from parents, scholarships, government agencies, study subsidy and/or income such as alimony, commissions, tips, etc. will require verification. If self employed, proof of income may be verified with a W-2, 1099 or tax return. The past two (2) paychecks with year to date earnings are required for verification purposes. Additionally, past rental history must be satisfactory.
Upon request, a model apartment will be shown to prospective tenants. A minimum of one person in a party is requested to show a government issued photo I.D. prior to viewing an apartment as a safety precaution.
Chateaux DiJon reserves the right to deny any applicant on the basis of felony criminal conviction, guilty plea, or plea of no contest, without regard to the nature of the offense. Any applicant failing Chateaux DiJon's policies for criminal background will be denied occupancy.
The maximum number of residents permitted to dwell in an apartment may not exceed two (2) occupants per bedroom. The only exception to this limitation is an infant who at lease initiation is less than six (6) months old.
Lessee will not be permitted to take possession of an apartment until all paperwork is completed and all monies due are paid in full. If Lessee takes possession of apartment on or after the 20th of the month, the Lessee must pay the pro-rated rent plus the next month's rent.
Providing electrical service to the apartment is the sole responsibility of the Lessee. Electrical service must be scheduled with Entergy prior to move-in.
Boats, trailers, RVs, etc. are not permitted on property (unless approved by management in writing in advance). Oversized commercial vehicles are not allowed to be left in the parking lot over night.
Cash is not accepted by the management office.
The monthly rent is due on the first of each month. There will be a late fee after the third day of the month, as per the lease agreement.
Security Deposit must be paid in the form of a check, money order, or cashier's check at the time the application is taken before application processing can begin. Once the application has been approved, the deposit is non-refundable.
A co-signer, once approved, will be held financially responsible for any and all damages to the apartment, uncollected rents, deposits or fees.
